Benefits
As acquisition agents, our responsibility is to the purchaser rather than the vendor. Therefore, we act objectively, advising clients of both the benefits and disadvantages of a potential purchase. Furthermore, we are an entirely independent company, and so conflicts of interest between vendors and purchasers are mitigated.
Search
Mann Smith have been operating within the prime London property market for over 30 years, and during this time, have built up a substantial amount of experience and contacts, including estate agents, developers and private owners. We have access to properties which are being marketed both openly and discreetly, often being informed about properties prior to their general release. This means we are able to offer clients the most distinguished homes within their search parameters, which they may be unable to access independently. Our contacts and experience also extend to the prime home counties markets and the wider south east area.
Timescale
Clients do not contract us for a specific period. Instead, we work with clients until a satisfactory outcome is reached, further tailoring our service to their individual needs. Moreover, we only work with a small number of clients simultaneously, and so the process can be as time intensive or relaxed as required.
Fees
Uniquely, we do not charge an upfront retainer, instead charging 1.25% (plus VAT) of the agreed purchase price upon successfully fulfilling our clients property requirements. We believe this makes us one of the most cost effective acquisition agents operating within the London area.
Due Diligence & Aftercare
After successfully finding a property, we will advise the client on value, and also on technical issues, such as planning and refurbishment, before negotiating on their behalf to achieve the best possible purchase price. We become the key point of contact for the vendors and their representatives, thus relieving our clients of the responsibility. We are able to liaise with solicitors and lenders throughout the legal process, advise and introduce experts and tradespeople if required, and our success means we maintain our relationship with clients in order to assist them in the future.
