Mann Smith was formed in 1978 by the current senior partner, Colin Smith and his late partner, Philip Mann. AgencyWhether you are looking to sell or let commercial property, we can advise on initial valuation, marketing and negotiation, liaison with solicitors, through to a successful completion of a transaction.
We are also particularly active in acquiring property on behalf of clients. This involves carrying out an initial search, compiling a shortlist, undertaking inspections and negotiating for any chosen property on a purchaser or tenant's behalf. This search is not location restricted and we can act on behalf of clients all over the UK.
Investment agency forms a large part of our day to day business. We advise a number of clients, from property companies through to individuals on their property portfolios. This advice covers both disposal, in order to achieve a maximum return and acquisition where our service begins with identifying investment opportunities, be they on or off market, negotiating terms for the purchase and where necessary introducing lenders to assist with funding.
Whilst the Agency department predominantly focus on commercial property, we have a specialist department dealing with residential acquisitions and they would be pleased to discuss any specific requirements. They have a broad knowledge of the Central London and South East market and access to investment and occupation opportunities both on and off market.

Valuations
Our team of qualified Chartered Surveyors, all members of the RICS, produce reports and advice for a wide range of purposes including bank lending valuations for both commercial and residential properties. Mann Smith also form part of a collective of 160 Chartered Surveying practices known as Allied Surveyors, Mann Smith operating in Central London. Allied Surveyors receives panel valuation appointments form the majority of mainstream and specialist lenders.
Our valuation team provides an excellent level of client service to ensure a prompt inspection of all properties and provision of formal valuation reports.

Rent Reviews and Lease Renewals
We offer a specialist service to landlords and tenants on lease renewals and rent reviews from initial valuation through negotiations to final settlements. As required, we can act in Third Party proceedings, Independent Expert or Arbitration or where required as Expert Witness in Court proceedings.
With a detailed knowledge of The Landlord and Tenant Act, our chartered surveyors can advise on every aspect of a rent review or lease renewal in order to ensure that the client secures the most favourable terms available.
Our surveyors also deal with a large number of rating appeals on behalf of a wide range of clients throughout the UK. They advise on all aspects of non domestic rates including submission of appeals, negotiation with the Valuation Officer and appearing before the Valuation Appeal Committee, Valuation Tribunal or Lands Tribunal.

Property Management
Our property management department acts on behalf of a wide range of clients and both commercial and residential properties. Our management service includes rent collection, general and planned maintenance, regular inspections, administration and levying of service charge and day to day management issues.
